In a recent post, Joshua Copeland, whose work has included national EV infrastructure deployment, capital-program execution, construction development, and multi-site rollout for Pilot Travel Centers, Inc., captured the issue in one sentence: "The EV charger is not the product. The site is the product."

That observation is a useful starting point for every travel-center, convenience-retail, fuel-retail, and commercial-site operator considering EV charging. Picture a driver entering an unfamiliar property with a low battery. Before touching a connector, that customer is already evaluating the EV charging experience. Can the charging area be seen from the entrance? Is the route obvious? Is there room to turn and back into the stall? Can everyone in the vehicle reach the store safely? Will the driver be able to leave without crossing traffic or circling the property again?

The equipment may be the reason for the stop, but the property determines whether the stop feels easy, safe, and worth repeating. Copeland's point captures the reason Sterling EV is being built: operators need a way to plan the visible, physical, customer-facing environment around charging as a complete product rather than as equipment added to the edge of a parking lot.

The Charger Is Only One Part of the Product

Hardware matters. Power delivery, payment, software, communications, connector condition, and EV charger uptime are fundamental. A station that cannot sustain a charging session has failed at its primary job.

But reliable equipment does not rescue a poorly designed site. A charger can be online while its stall is hard to find, poorly lit, exposed to vehicle impacts, or disconnected from the property's amenities. The customer experiences those conditions as one service failure, even when the cabinet functions as intended.

This is why EV charging infrastructure design extends beyond the electrical one-line and equipment schedule. The operator's promise includes arrival, orientation, circulation, parking, connection, dwell time, access to amenities, and departure. Together, those touchpoints form the EV charging customer experience.

What makes a good EV charging experience?

A good EV charging experience is reliable, easy to find, simple to navigate, accessible, well lit, comfortable, and connected to useful amenities. Drivers should have enough room to maneuver, a safe route between the vehicle and the building, clear instructions, and an intuitive path back to the road.

Site Design Shapes Customer Confidence

The best EV charging site design reduces uncertainty at every decision point. A driver should not need to slow abruptly, scan every row, or guess whether an aisle leads to the chargers.

Good EV charging site planning begins outside the stall. Entry signage, monument signs, pavement markings, and directional signs establish a legible route from the road to the equipment. At the charging area, identification and instructions should be visible without becoming a wall of competing messages. Effective EV charging wayfinding answers the next question before the driver asks it.

Parking geometry is equally important. Vehicle size, charging-port location, cable reach, pull-in versus back-in movements, trailer circulation, curbs, islands, bollards, and adjacent parking affect whether a driver can use a stall comfortably. At travel centers, EV charging station design must also account for delivery traffic, passenger vehicles, trucks, fuel circulation, and pedestrians.

Accessibility cannot be treated as a sign added at the end. EV charging accessibility involves the relationship among the charging space, access aisle, equipment controls, slopes, surfaces, curb transitions, and the pedestrian route to amenities. Applicable requirements vary by jurisdiction and project, so the design team should confirm them with the authority having jurisdiction rather than assume that a generic detail is sufficient.

The result of these choices is customer confidence. A visible, understandable charging area tells drivers that the operator expected them. A confusing layout makes the installation feel temporary, even when the capital behind it is substantial.

The Charging Area Must Connect to the Operator's Business

For travel centers and convenience retailers, charging is not an isolated parking activity. It creates dwell time on a property built to offer restrooms, food, beverages, seating, retail, and a safe place to pause.

That value is lost when chargers sit behind the building or across an unmarked drive aisle with no clear pedestrian connection. Families, older travelers, people using mobility devices, and customers traveling after dark feel those gaps most sharply.

A well-planned path connects the vehicle to the front door with appropriate lighting, markings, curb transitions, and visual cues. It also helps the operator make charging part of the property's value proposition. Branding, canopies, surrounds, and coordinated signage can make travel center EV charging feel like an intentional extension of the site rather than a separate utility project.

This connection matters for other commercial EV charging stations, too. At retail, hospitality, workplace, and mixed-use properties, the charging area should support the customer's reason for being there. The question is not only, "Where can the electrical infrastructure reach?" It is also, "Where does this stop make sense for the customer and the business?"

Details Become Operating Realities

Many of the most consequential design decisions appear minor on a plan set. Once the site opens, they become daily operating conditions.

EV charging station lighting must support visibility at the equipment, around the vehicle, along the pedestrian path, and toward the building without creating unnecessary glare. Drainage affects puddling, ice, and the condition of accessible routes. In snow regions, islands, bollards, signs, and equipment setbacks influence whether crews can clear the charging area without damaging fixtures or piling snow into usable space.

Maintenance access also deserves early attention. Technicians and cleaning crews need practical access. Operators need a plan for damaged signs, faded markings, worn finishes, litter, vegetation, and impact protection. EV charging construction quality becomes visible quickly when fixtures shift, water collects, coatings fail, or details cannot withstand routine use.

Future expansion is another operating reality. Conduit, utility capacity, parking allocation, equipment spacing, and permanent fixtures can preserve options or make the next phase disruptive. Planning should avoid choices that block reasonable growth.

Large-Scale and Multi-Site Deployment Requires an Integrated Approach

A large-scale EV charging deployment needs repeatable standards: a common kit of parts, clear brand rules, consistent sign families, proven fixture details, defined accessibility considerations, and a coordinated process for design, manufacturing, and field delivery. Standardization can reduce redesign and create a recognizable experience across locations.

But a multi-site EV charging rollout cannot be solved by copying one site plan. Each property brings a different building orientation, entrance pattern, parking field, traffic mix, utility route, climate, construction constraint, and customer behavior. The standard should define the experience and the components while leaving enough flexibility to respond to the site.

That balance requires an integrated view of EV charging infrastructure deployment. Customer-experience design must connect with site development; equipment requirements with construction realities; and installation decisions with operations. Portfolio standards must be buildable at scale, not just attractive in a prototype rendering.

The practical model is to design once at the system level, then adapt deliberately at the property level, creating consistency without pretending every parking lot is the same.

Successful charging is not delivered by a cabinet, cable, and app alone. It is delivered by the full parking-area experience: a visible entrance, an intuitive route, a usable stall, a safe connection to amenities, a well-maintained environment, and a straightforward departure.

That is the larger standard for the EV charging experience. Hardware reliability remains essential, but the operator owns the promise around it. The strongest programs design the stop as one product, where technology, construction, operations, and customer experience meet in the same physical place.
